Koa Ridge Homes and Townhomes For Sale

It’s been decades since Koa Ridge Waipio was first dangled in front of the public and now it seems as though this elusive Central Oahu community may finally materialize! If you’re an Oahu resident, you’ve likely heard your mom, dad, sister, brother, aunty, or uncle mention something to the likes of “I’m waiting for Koa Ridge” as it pertains to their real estate plans and with delay after delay, many have become skeptical that this project would ever see the light of day. The developer spent years of battling through the controversial reclassification of the build site’s 576 acres from Agricultural to Urban zoning and finally broke ground in 2017.

The Koa Ridge community, developed by Castle and Cooke, will place pride and importance on sustainability and smart growth, aiming to always be up to date in the most environmental ways. Koa Ridge Oahu will be one of very few New Construction opportunities on island and will play an integral role in helping the island’s residents find affordable housing options offered under state-run Affordable Housing agencies like the HHFDC.

This neighborhood will feature pedestrian and bike-friendly paths in a hope to tone down auto traffic and promote green living. Koa Ridge will soon join the Ho’opili and Kakaako master planned developments that have brought and will continue to bring consistent new Oahu homes for sale to market.

KOA RIDGE NEIGHBORHOOD

Koa Ridge Oahu will be located near Costco Waipio which sits roughly 20 minutes from Honolulu and Kapolei. In its maturity, we’ll the neighborhood offer roughly 3,500 homes, over 7 miles of bike paths, a community center, schools, and an array of dining, retail, and grocery shopping venues. There’s even rumors of a hotel! The developer has meticulously thought through this development with full intention to create a thriving urban community where residents can ditch the car, and walk or bike to work or their favorite restaurant.
Looking closely at the map, you’ll see the H-2 freeway that runs the length of the community. Highlighted in bright green is comprised of the residential regions of the project with the majority of commercial retail space located in the darker area on the bottom left of the map. Note the parks and gathering areas purposed to promote active, outdoor lifestyles, along with bike baths carving through the entire neighborhood. Take a yoga class at the community center or grab lunch/dinner at your favorite “Village” restaurant.

If you commute on Kamehameha Highway from Mililani through Waipio then you have undoubtedly noticed the red dirt being kicked up in the area. Many are optimistic as the project now seems to have a pulse, and the public can see that some progress is being made. The heavy machinery you see on site is moving earth for the mass-grading and infrastructure needed for what is rumored to be the first site of Koa Ridge homes for sale.

Note the pin drop on the left side of the photo for the build site in reference and if you’re driving up Kam Hwy towards Mililani, take a glance to your right to steal a peek of Koa Ridge’s construction progress. You’re not seeing much now but when you start to see concrete being poured and framing going up, you’ll know the sales launch is near!

As previously mentioned, Koa Ridge aims to provide homes for every family dynamic including but not limited to:

Expect to see a variety of floor plans available. The developer, Castle and Cooke, isn’t clear on whether homes will be offered via lottery on a first come first serve basis. We’ve seen them turn to both options in their previous sales of Mililani Mauka homes and like Mauka, I think it’s safe to say that with perimeter and rim lots for sale. Looking at the picture above, it would make sense that the Koa Ridge rim lots would be on the north side of the build site, quite literally “The Ridge.”

KOA RIDGE 2020 UPDATE

2/19/20: Recent communications with the developer are now pointing to a 2nd Quarter estimated sales launch with completion of the first Koa Ridge homes slated for late 2020. The sales team has mentioned that they will start sales before the Koa Ridge model homes are even built, meaning that prospective buyers will have to make a decision to purchase based off of artist renderings and floor plans alone. Model Homes are estimated to be completed in late 2020.

7/30/19: Communications from Castle & Cooke indicate that they “hope” to start Koa Ridge sales early 2020 with first unit completions in the third of fourth quarter of 2020. The first prices and floor plans should be available just prior to the start of sales. Of the 3,500 homes, there will be 70% allocated under market prices, whereas 30% will be offered for sale under Affordable Housing guidelines.

6/19/19: Developer Castle & Cooke Hawaii announces that they are currently in the mass-grading stage and are continuing with the sewers, drainage, and roadway master plans, as well as other required governmental approvals. One step closer!
